    Q: When is a good time to sell my home?

    A: In Gallatin or Park County, truly the answer is, almost anytime. Historically, our summer months are the height of the real estate sales for our yearly market. But, don’t let that deter you from listing at other times of the year. Folks are always moving in and out throughout the year, and with inventory being so low, it is truly a seller’s market. Listing your home in late fall, winter, or early spring means less competition against other home offerings. The best time to sell: when you are ready!

    Q: How is the real estate market?

    A: The market in Gallatin and Park Counties, plus the surrounding areas, is strong! Inventory is low, and the buyer pool is high!

    Q: What steps should I take to prepare to sell my home?

    A: 

    1. Reach out to a real estate professional! We will help walk you through the steps in preparation.
    2. Clear out the clutter and give your home a good deep clean.
    3. Repair and replace items that are broken or don’t work. (That hole in the wall from when you moved that chair… now is a good time to repair that!) 
    4. Fresh paint goes a long way; however, a real estate professional can help you decide what needs to be updated in order to bring the best offer. 

    Q: How do you determine what my home is worth?

    A: We will do a comparative market analysis (CMA), an in-depth comparison of recently sold homes in your neighborhood and subdivision. This analysis is based on square footage, lot size, bedroom/bathroom count, location, style of residence, age of home, upgrades that have been completed, and more. 

    Q: Are the website valuations correct?

    A: NO. They are purely to have an estimated starting point. This is a situation where technology has not caught up with human intelligence. Algorithms and AI can only guess so much based on what data is given. So far, they cannot accurately give a quality valuation. 

    Q: How long does a listing agreement last? 

    A: Typically, six months to a year. However, this is negotiable with your real estate professional. They will make suggestions for a good time frame, but at the end of the day, it is entirely up to you!

    Q: How much commission do you charge?

    A: Commission is negotiable. Don’t let anyone tell you otherwise. Ultimately, the marketing campaign an agent has planned specifically for your property will determine their bottom line. A well thought out marketing plan is the best way to ensure top dollar and a swift sale.
